The Village at Bridgewater Commons Sells for $54.3M Amid Broader Redevelopment Push

By Brandmarch1 min read

The Village at Bridgewater Commons, a 92,461-square-foot open-air retail center in Bridgewater, New Jersey, has sold to Urban Edge Properties for $54.3 million as part of the continued repositioning of the broader Bridgewater Commons property.

The center has added a number of newer tenants in recent years, including Club Champion, Face Foundrié, Millburn Deli, Pure Green, DIG, Sarku Japan, and Big Chicken, while the larger mall continues to attract brands like Alo Yoga, Apple, lululemon, Sephora, Pottery Barn, and Fogo de Chão.

The transaction comes as owners continue shifting traditional mall properties toward a more diversified mix of food, fitness, medical, entertainment, and open-air retail uses. Bridgewater Commons has also approved zoning changes to allow more experiential and entertainment-driven tenants at former anchor locations.

The activity reflects a broader trend across suburban retail: stronger regional centers are continuing to evolve into mixed-use, experience-driven destinations rather than relying solely on traditional department store traffic.
