Jason D. Richter, CRX, CLS is the Managing Principal and co-founder of Capricorn Retail Advisors, a leading real estate advisory firm specializing in global retail strategy. With over 3,000 completed transactions exceeding $1 billion in value, Jason has worked with the world's most recognized landlords and retailers, including Simon, Brookfield, Westfield, Taubman, Vornado, Apple, Victoria's Secret, Gap, J.Crew, Regal Cinemas, and Starbucks. He leads Capricorn’s retailer platform, advising both legacy and next-generation digitally native brands on portfolio strategy, expansion, and market optimization. Prior to founding Capricorn, Jason built a multifaceted career across retail operations, landlord representation, and private equity. He held senior leadership in-house roles for American Apparel, Perfumania/Rickys, and a family office overseeing Jimmy Jazz (now Snipes), where he managed portfolios ranging from 200 to 400 stores and over one million square feet of owned real estate. Earlier, he served as Senior Leasing Manager for Thor Equities, leading over $5 billion in retail acquisitions and leasing high-street assets and ground-up developments across major U.S. markets. Jason's background also includes the founding of a SaaS e-commerce company in 2002 supporting brick-and-mortar retailers, showcasing his entrepreneurial approach and deep understanding of the evolving retail landscape.
