Downtown Naperville continues to see steady retail momentum with several new openings and leases coming online...

Le Macaron French Pastries has opened at 23 W. Jefferson Ave., bringing a specialty dessert concept built around French macarons, gelato, pastries, and coffee.

Another notable addition is Bonci Pizzeria, the Roman “pizza al taglio” concept founded by Gabriele Bonci. The brand plans to open a location at 22 E. Chicago Ave. this spring—its first suburban site outside its three existing Chicago locations.

The pipeline behind those openings shows broader activity in the district. According to the Downtown Naperville Alliance, additional retailers and restaurants moving into downtown spaces include:

• Vuori (taking the former Eddie Bauer space)

• Slyce of New York

• The Belmont (moving into the former Catch 35 location)

• Barry’s fitness studio at Main Street Promenade East

• Recent retail openings including Lilly Pulitzer and Free People

For brokers watching suburban Chicago markets, the story here isn’t just a few new tenants. It’s the continued mix of experiential fitness, fast-casual dining, and premium apparel moving into a well-established downtown retail district.

That combination tends to reinforce daytime traffic, evening dining, and weekend shopping — the type of tenant mix many suburban downtowns are trying to replicate.
