Andrew Schulman has spent more than 35 years shaping some of the most recognized retail destinations in North America. As Principal at Capricorn Retail Advisors, he leads the firm's High Street and Project Leasing division, bringing experience that spans everything from Manhattan flagship corridors to regional malls, outlet centers, and mixed-use projects. 🏙️

Before joining Capricorn, Andrew held senior leasing roles at some of the industry's most respected companies. He served as Executive Vice President of Leasing at Thor Equities, where he oversaw leasing across marquee assets in New York, Los Angeles, Miami, San Francisco, and Mexico City. Prior to that, he was Vice President of Leasing at Westfield, managing leasing for some of the country's highest-profile regional malls. At McArthurGlen Group, Simon Property Group's European outlet partner, he led leasing for the award-winning McArthurGlen Designer Outlet Vancouver, negotiating deals with more than 70 national and international retailers.
Over the course of his career, Andrew has negotiated more than 2,500 leases valued at over $800 million, working with brands ranging from Ferragamo, Louis Vuitton, Sephora, and Coach to Target, Macy's, J.Crew, Marshalls, Banana Republic, and AllSaints.
Today, Andrew specializes in high street retail throughout Manhattan and Brooklyn while also advising retailers on national expansion into regional malls. One recent project he's especially proud of is securing Toteme's flagship lease at 829 Madison Avenue, placing the Swedish luxury brand in one of New York City's premier retail corridors.
When asked what clients value most, Andrew keeps it simple: market knowledge and an ability to lease space to quality tenants with strong credit.
