Recent openings include Forage Kitchen at the Public Market and event venue Pearl & Cade, with more retail and dining coming as part of the 333 North Water project. The AC Hotel by Marriott is also in development, adding hospitality depth to the district.
Tenant demand is strongest for 1,000–3,000 SF spaces, and available opportunities like 400 N Broadway and 224 E Chicago are attracting interest. Hybrid retail-office models are gaining traction, and landlords are exploring creative and residential conversions in response to softer office demand.
Retail rents are expected to remain stable, with minor softening and increased incentives likely through Q3.
